Protection for the Condensate Return Line
Condensate is an important source of recovered heat and treated water. Before it is collected in the condensate tank, its suitability for reuse must be assessed. BS3-T monitors the conductivity of the returning condensate and supports the separation of condensate with an abnormal conductivity value from the recovery process.
BK 5000-T Panel Controller
At the centre of the system is the BK 5000-T conductivity controller, operating from a 230VAC supply. For BS3-T, the controller is configured for a 0–1000 μS/cm measurement range. Its LCD display provides clear conductivity information, while configurable set point and hysteresis settings allow the response to be adapted to the operating conditions of the application.
Alarm, Valve Control and System Communication
When conductivity reaches the selected high limit, BK 5000-T activates the high-conductivity alarm and controls the valve output. The controller includes one on-off valve relay, one alarm relay, 4–20 mA conductivity information and RS485 Modbus communication. This allows BS3-T to be used as a stand-alone condensate protection system or incorporated into a wider boiler-room monitoring system.
Purpose-Built Measuring Assembly
The BD 5300-T conductivity probe is mounted in the DG 5300 probe body. Designed according to the pipeline diameter, DG 5300 keeps the probe in contact with the condensate stream during operation. The body can be manufactured in stainless steel or carbon steel and incorporates a 1/4" sampling connection for taking condensate samples from the line.
Flexible Diversion Arrangement
BS3-T can be configured with two optional two-way valves or one optional three-way valve. This enables the return condensate to continue to the recovery line under normal conditions and to be switched to drain when the conductivity limit is exceeded.
Conductivity Is the Measured Parameter
The system evaluates changes in electrical conductivity. It does not perform general water-quality analysis and is not intended to measure pH, turbidity, oil or other substances that do not create a measurable conductivity change.
